Office market conditions across the UK - The third quarter of 2011 witnessed continued improvement in leasing volumes, however economic frailties hampered the recovery. Leasing volumes increased 23% compared with the previous quarter, but year to date totals are still 19% off the equivalent period last year.

Grade A supply fell across all locations, however overall vacancy remains inflated. The spread between Grade A and overall vacancy rates is as much as 16.5% in Birmingham and 8.5% nationally. On aggregate UK regional rents have now increased 1.7% compared to the same period last year.
